Start by pulling your own credit reports rather than waiting for a lender to surprise you with an issue mid-process. Dispute anything inaccurate early, since corrections can take 30-45 days to reflect.

Next, get specific about your real budget — not just what you're approved for, but what payment actually feels comfortable alongside your other goals. A pre-approval tells you the ceiling; it does not tell you where you should actually spend.

Finally, have a conversation with a lender who can also speak to the local market. Property taxes, co-op board requirements, and typical closing timelines vary block to block in New York — generic national advice often misses the details that actually matter.
